Also known as the “Dream House Buying Status Report”. Yes, I figured since today was our original closing date (that got blown into oblivion by certain delays), that today would be the perfect day to reveal the house. It would also be the best time to start keeping you up to date with our house purchasing progress. The house you previously known only as this:

As you may remember, we are still officially under contract. Since this property is a foreclosure and we are doing an FHA rehab loan, it is basically like we are buying the house as-is…except for one thing…the electrical system needed work. It would be the bank’s responsibility to fix all the electrical items in order for the due diligence period to start.
What were the electrical problems?
Sometime after the house was winterized and before we saw it for the first time, the main service cable had been cut. If you are anything like me, you probably don’t know what a service cable is…it’s the main source of power for the entire home. It’s what brings the electricity from the outside to the inside and it is as thick around as my arm. With the size of the cable comes the cost…and fixing it would be no easy or cheap thing. Even though Jeremy knows how to do some electrical work, we knew that this job was bigger than he was comfortable doing. Plus, there is no way to do a home inspection or check anything with the power not working. So we waited on the bank to fix it.
Here’s a photo where you can kinda see one end of the cable – yeah – it was just hanging there live with power. We could have touched it at any time and died. I’m not kidding.
Just this past week the electricians came out to the house and replaced it (the house looks soo different now that we can actually see it!). Apparently there were more issues than just that…but I have no idea what they were. I do know that they cut several square holes in the drywall ceiling in the basement. Erggh. Now to get the bank to repair the drywall……also, since the previous owners took some of their light fixtures with them, there were a number of exposed electrical boxes. The bank covered them up with plates and now we can move forward with our must-have list before the due diligence starts.
What is on our must-have list?
Well, number one thing is meeting with our FHA contractor. We actually crossed this one off the list before the electrical work was started. Can you tell we wanted to get this show on the road or what?!?! The contractor is the man who will see what the house needs prior to the FHA inspection. We need the house to pass the inspection but we also don’t want to have a lot of improvements because then our mortgage amount will increase. The contractor is paid by the bank who then tacks on the amount paid to our loan amount for the house. From what we have heard, this part of the process can be horrible or it can be great. It can stink if you get stuck with a FHA contractor who is only looking out for their best interest…and they can insist that the house needs more than it actually does. They do this to make some money. Or you can get a contractor that tries to work with you. THANK HEAVENS for our contractor. We were fortunate enough to be paired with Craig…he’s a good-ole-boy who grew up in a neighboring school district to mine…and he’s ever-so-helpful. When we met with him, he basically said “I was trying to find something to scare you a little, but I can’t find it!”. WHEW! And he’s trying to save us time and money (more on that later).
What did the contractor say needed to be done to pass inspection?
We absolutely need a water heater. One of our friends builds high end homes and has a brand new one in storage that never was installed in his recent build and he told us he would give it to us for a fraction of the cost. Of course, we jumped on that like a baby on toilet paper 🙂 Craig told us that if the water heater was in the house, he would just charge us for installation (SCORE!). We also need a furnace for the basement. Apparently the previous owners took their furnace when they moved out. Since the basement has been sitting without air circulation for quite some time, there is a light dusting of mildew on the rooms that had no natural light. Craig said that we would want to wipe down all the walls and ceiling with a bleach solution prior to the inspection…and also to prevent staining. If the FHA inspector sees the mildew then they will want their own mold inspection and treatment done and it can push our dates even further back. We were told that it is MUCH quicker and more effective and thorough to pay for your own mold inspection and hire someone yourself vs. waiting on the bank to get it done. So that is what we will do. In the mean time, Craig is going to put a new furnace in the basement. (here’s a photo of where it was missing. see the duct work running to nothing?)
So besides meeting the FHA contractor & his to-do list, what else are we waiting on?
Hopefully today the water will be turned on. The gas is already turned on…and the furnaces work (besides the one that is missing). And as soon as the water is turned on, we can actually do our own inspection and our due diligence period officially starts.

How’s the house-selling process going?
Not great. We had an open house yesterday and apparently nobody showed. I understand that it is the wrong time of year to try to sell a house, but I still can’t help but feel a little defeated by it. We already have had the house on the market longer than we thought we would….so I think that the next step is moving it to the rental market (if you or someone you know is interested, shoot me an email!). I have no doubt we could rent it because we are in one of the best school districts and we are very close to shopping and popular churchs…but since we have no experience being landlords, I feel like there will be quite the learning curve.
When are we going to share the rest of the house?
SURPRISE! We are going to start touring the home with you today! I have a video tour planned for each floor of the house…so you get to see photos and walk through it with me & Will! Check back later today to see the first floor 🙂

Having sold a house 6 months ago in a neighboring county (South Forsyth), we sold in 58 days. The house prior took a bit longer to sell. Both houses we sold during a housing slump. I know the challenges and frustrations.
We did a few things to help ours along.. adjust the price, even by 100. It helps it to refresh on the MLS. Also, every month or 6 weeks, have your realtor relist. You’d be amazed at how much more virtual and live traffic you get when this happens. On our prior house, we offered 1/2% more to the buyer agent to get more traffic in. Our thinking was if a realtor see’s they can make even a little bit more money, they might bring more clients through. Which in the end, is one of the reasons the buyer agent said he pushed our house with his clients. We also offered a warranty. And of course, closing costs being offered. You might also need to look for a new realtor. You’d be amazed how some don’t do much more then just list it on the mls.
Hopefully you can get it sold soon. It’s a tough market, but your house is beautiful and someone would be very happy living there!

We looked at some foreclosures when we bought our home last summer. I can’t believe they took a furnace! We looked at one home that was completely stripped, specifically by the homeowners. And I mean holes in the wall, pipes stolen, furnace covers gone.

Katie, that house is beautiful! My SIL is buying a house right now. Inspections have been done and they’re just waiting for the bank to repair some plumbing. We bought our house 2 and a half years ago and had so many problems with the plumbing. I sure wish we had listened to our gut instead of the home inspector and got a camera pipe inspection!

I feel your pain! We found a house that we loved before we even put our house on the market. So we bought the house and put our other house for sale. We finally put it up for rent ( having never been landlords either). We got so lucky b/c the couple that rented our house is a builder. He upgraded the carpet, new paint on the walls, new toilets, new sink fixtures, the works. All he asked was that we reduce our rental price by 100 bucks a month and allow him to sign a 18 month lease. Uh done! Nice couple too. We got lucky. I hope you get lucky too!

The real estate “expert” on the Today Show this morning said that this is the worst time of the year to have your house on the market. She recommended taking your house off the market until after the Superbowl and then relisting it, which should have the effect of coming up as a new listing on most websites.
Good luck with the new house. All of that stuff sounds a little scary but I’m sure it will be worth it in the end.

Great House! Kudos to you for seeing beyond the current problems and knowing you got a great value. My husband and I have bought 7 houses in 9 years and 3 of them have been rehab houses. We got such a great value out of them for putting in a little bit (a lot) of elbow grease. I am also a Realtor and know that houses can sell in ANY market. It sounds like you have a great location. Your house condition is excellent, you probably need to look at your price. (please forgive me for doling out unsolicited advice) but you have a fantastic house, I would buy it if it were only 18 hours closer 🙂

My husband and I became landlords for the first time last year when we couldn’t sell our condo. We were really nervous about it, but it has been great. The key is to find a tenant (or tenants) that you like and trust…the rest will just fall into place. I hope everything works out for you guys! Wow! What an impressive house! Can’t wait to see more. As for renting your current house out we had to do that as well. At the time we owned a home in the NC/Charlotte area and wanted to move back to the Boston area – where we are both from. Because we were only the house for 2 years we couldn’t see it due to new construction all around. We rented the house for almost 6 years and I’m happy to say didn’t have many problems. Because of the distance we had to hire a property manager. She took 10% of our rent but she handled everything from renting the property to maintenance to collecting the rent. She definitely checked credit reports – I highly recommend this. She turned some people away, who looked great in person and seemed very nice, but their credit was a disaster. In the 6 years I think we only a couple of months without tenants and always got our rent checks on time. No horror stories to report on damages etc. but our mgr always got a security deposit of one months rent just in case. Good luck!

My hubby is a broker/realtor and I can understand the frustration. Although it is a tough time of year to sell, if your house is priced right a buyer will come along, but you must be open to selling the home for the right price, not what you think it’s worth. Too many homeowners become attached to their home and always think it’s worth more than it really is.
On another note, have you looked into buying a St. Joseph statue? He became a Saint for workers and it is very common to pray to him to get help with house sales and many other things. The reason he was made a Patron Saint is that he taught Jesus the craftsman’s trade and made sure that Jesus always was well housed. That is the reason why he always helps people to find a house they are looking for and in that way helping the people who need to sell their homes. You can buy a small statue online and bury him in your yard. I must say this really works! We did it for our condo and my brother-in-law recently did it as well and received an offer within weeks. Have a positive attitude and you will sell your home!

Congrats on the new place! My husband and I became landlords this year because we also couldnt sell our house when we had to move for a job. One of the best tips I heard (a little too late) was to write in your lease that the tenants are responsible for the first $50 of every repair. It will keep you from getting phone calls for really dumb items (like a light bulb being out). We wish we would have done this. In exchange this tipster said they give a rent credit for rent paid before the due date. That helps the money come in faster.
But so far we have had awesome renters!

I thought FHA loans where only for first time homeowners…Does that mean your current home is in a different name? Wow – you are so much further than we are – and we are in the process of buying a forclosed home as well… Ours does not have much wrong with it – hopefully – other than a concrete patio issue out back which will not – hopefully – affect the inspection – did I say hopefuly? But because it has not gotten all the way to HUD, we are in the midst of this big negotiation game between banks – the first lien and the 2nd lien. So we cannot even get an inspection done until both banks agree upon the price we offered (actually the 2nd agreed, and the 1st would get all it was owed, so I don’t know what the issue really is)… and we don’t have a closing date! And I think we started before you!
Today we found out that the owners didn’t pay their taxes last year – $2458.11 – and I can’t get a hold of the relator to find out WHO pays this???? We’ve got a lot for closing… “if” we ever get there.

I’m not an expert, but we purchased a foreclosure and the unpaid taxes were rolled into the cost of the mortgage loan if that makes sense. So we basically end up paying it, but with interest….the unpaid taxes on our house were around $9k! It was all just part of the purchase price and we just saw that that’s how they broke it down on the HUD.

We are technically not incurring any costs up front…since the work is done by contractors who bid the projects to the bank. The bank approved the projects and the costs and then when we go to close, the money paid to the contractors for those projects (like the furnace and the water heater) will be added to our mortgage amount. Does that make sense? We will have to pay for our own inspection or mold or radon testing but not for the other out-of-pocket costs.

Boy I boy do I feel your pain. We have found our “dream home”…while it’s not missing water heaters or a furnace it does need MAJOR work. My husband is a contractor and owns a construction company so renovating a home like we have found is a dream we have had since we married. The house we want is priced lower than our current home mortgage so we won’t be financing anymore money(an answered prayer)..our problem is we are listing our home ourselves. My father in law is a real estate agent and can guide us through the process so to save ourselves SEVERAL thousands of dollars we are selling it ourselves. This means we can’t put a contract on the home we want until our house sells. We are hoping the rotting wood, missing cabinet doors and nastiness will keep other buyers away. We have filled the flyer box in our yard twice since we put it out Thursday night but not a SINGLE phone call. I think our nosy neighbors are taking them all. Praying that God’s will is done and that we will remain positive and understanding no matter what…..Hope this all works out for ya’ll.

My hubby couldn’t see his house when we got married (back in October) so we’re now renting it out… and we’re actually glad that we COULDN’T sell it because we have excellent renters and actually make more per month than what the payment is. Of course, it’s totally worth what the renters are paying us (they looked at a double wide and it was the same cost as our 3 bdrm 2 bath garage attached house on 2 acres!) but he had put a good bit down on the house hence the lower monthly payment. So far we’re loving it!

I’ve never commented before, but I have a feeling if we sat down to chat we’d have a lot in common. (probably because we have the same father 🙂 ) I love your home school comments. I am a graduate of Christian schools from K-College and home schooled my kiddos for 2 years. I am also a huge fan of the Salvation army and of course houses. You are so talented and a I can’t wait to see what you do to your next house.
P.S. our first purchase was a Condo in Northern Va that we couldn’t sell because the market was flat (and we didn’t know what we were doing). In the end it turned out to be a blessing. We rented it for two years, the market exploded, and we sold when the market was at it’s height. We learned a lot of lessons in renting and hope to do it for residual income in the future. It looks like you have a win win situation on your hands. I also like the KW sign in your front yard!

Did you guys test for radon yet? We’ve been in your exact same position with the exception of the home being builder owned and no previous sale (the builder ended up letting a bunch of his homes go back to the bank ). We did a radon test and it was above levels=bank had to mitigate (on their expense) due to it being a health issue. Not sure if your state has the same requirements but well worth the peace of mind that also comes with testing.

We figured that the items that they took were probably things they paid for. We assume the basement was probably not finished when they originally mortgaged the home…so they figured it was their stuff. We are just thankful that they didn’t do serious damage to the home. We’ve heard horror stories about houses that are missing everything (copper pipes, wiring, EVERYTHING) and then on top of it, the previous owners showed their anger with the banks by ripping apart the drywall, busting holes in the ceilings to let all the insulation fall out, spraypainting cabinets and cracking all the tiles. THANK GOODNESS that isn’t the case here!

Been in this situation!! We completed our FHA renovation loan last year. I have to say, although it was complicated it ended up being the EASIEST part of our entire process. The selling end of the foreclosing bank did not communicate with us on the progress of the required repairs for MONTHS – they would not even communicate with the selling agent. We sold our previous home and had to live in a hotel for 3 months! It was worth it in the end, but I hope it goes easier for you! 🙂

I am in shock that the house is less than $300,000- how much was it exactly (I am only asking, because I figure it’s ok since the ‘under 300’ thing was already mentioned). I am just stunned that you can get that much house for that price- we live in Fort Worth, TX and a home in our neighborhood for that price would need to be totally remodeled (and would be alot less square footage.) That’s wild!
I think I would be overwhelmed at the thought of decorating that large a space and cleaning it~ but more than that, utilities and yearly tax bills can be quite a shocker. I am sure you have already considered all of that, as well as upkeep of 5 acres etc. Although, I guess you could always hire house cleaning and yard maintenance, etc etc.

Thankfully the majority of the land is wooded…so we will definitely have upkeep but it will be minimal. The amount of landscaping will be roughly what we do now…except more grass to mow vs. mowing the dirt. We also did assess the utilities and we definitely will have an increase but hopefully we will be able to keep that to a minimum as well with some conservative usages of lights, electricity, gas, etc. As for the cleaning…we don’t do that now…so I don’t foresee an increase in square footage being an issue 🙂

I am not sure if you are aware but the portion that you claim was your electrical service being cut, yeah that is not your electrical service. First of all it is not even in the same stud space, let alone the fact that there is no hole connecting this to your actual electrical panel. To me it looks like this is your CAT 5 or data communication cable that is run parallel to your electrical service that may have been cut, or never hooked up. Secondly, there is no inspector in the country that would allow an electrical service not to be run through rigid conduit, therefore another reason why this is incorrect. I am not sure if you were had, or if you willingly depict incorrect information in your blog but I am very disappointed to see that your are not as clever as you think you are.

I know exactly what you are going through! From time to time my husband will help a friend that owns a business of cleaning out and maintaining foreclosed homes. I can’t begin to tell you about all the horrible back door deals that happen between contractors, middle men agencies, and the banks. The money contractors “charge” the banks are set somtimes by middle man companies (which are new players in this game), thus over inflating the true costs of maintaince and repair. Creating more costs for either the foreclosed homeowner or the person like yourself trying to buy the home! Good luck, it sounds like you have a great contractor!!

Brian – whoa. and the service cable is the one that is in the DARK gray plastic – not the light one…I know that arrow is a bit confusing…but I did that image in a hurry and didn’t think I’d have Brian the Electrician nitpicking my editing skills. The service cable looped down in that particular stud space and then went to the electrical panel…I am sorry that I don’t have an image for a clearer depiction of the issue. But I assure you…it’s the service cable.
Because I am kinda in a tired mood…let’s blame the raging hormones, the sleepless nights, the teething baby or perhaps the fact that I hate cleaning our bathroom and the bowl is starting to grow it’s own city….but let’s address your comment. Really?! I am as clever as I think I am. Which basically says nothing about my actual levels of cleverness. And I don’t think you are disappointed at all. In fact, if I could depict incorrect information and get it past you, well, I would definitely try. It would complete me. It would probably get me through the 2 am breast feeding sessions that I AM STILL DOING. It would probably make my life a little easier. And my blog a little better. Who knows?!?!…oh right. you do. you know everything.
p.s. Can you tell I am a little on edge?! And yes, cat noises are completely appropriate right now.
